Crystal saw (+3, furniture only) stacks with visible boosts because it doesn’t raise your level. Stew +5 + saw = +8 (the only way to 84); trimmed tea +3 + saw = +6. Rooms can only use stew/tea.
Marble blocks, gold leaf and magic stones are Stonemason purchases, not drops. Budget roughly: gilded altar 4 gold leaf + 2 marble, marble lectern 1 magic stone, crystalline nexus 2 magic stones.
Removing or relocating rooms via House Viewer costs nothing and needs no level. Destroying most furniture returns nothing, so upgrade in place instead of rebuilding.
Rimmington 1 → Taverley 10 → Pollnivneach 20 → Hosidius 25 → Rellekka 30 → Aldarin 35 → Brimhaven 40 → Yanille 50 → Prifddinas 70 (Song of the Elves). Yanille is the classic for close portal-to-bank runs. Moving needs the true, unboostable level.

No POH furniture stores potions, herbs or seeds. Potion storage is a bank unlock from Mastering Mixology (not even available to UIM), and the seed vault lives at the Farming Guild. The costume room covers clues, armour and outfits — everything else stays in the bank.
